Thank you for your interest in our rentals! Each resident over the age of 18 must submit a separate rental application. The Solid Ground Property Management Group welcomes all applicants and supports the precepts of equal access and “Fair Housing.” Management will not refuse access to any housing, accommodation, or other interest in property or otherwise discriminate against an applicant on the basis of age, sex, race, religion, marital/familial static, physical or mental handicap, color, creed, ethnicity, national origin or sexual orientation. Applicant acknowledges and accepts that The Solid Ground Property Management Group represents the owner of the property for which applicants is applying.

Before proceeding, please ensure that you have done all of the following:
  • Read the property listing, Criteria, and Sample Lease
  • Attend a property showing with everyone 18 and up who intends to reside in the property.
  • Are prepared to provide contact info for rental references and employers for the past 2 years.
  • Are prepared to provide a copy of a valid form of Photo ID and proof of income online.
  • Are prepared to pay the $35 application fee online, which is non-refundable.

Basic Criteria
Selection of a resident is based on income, credit, and tenant history or ownership. Each applicant must qualify individually based on references and credit, while the income requirement can be met as a household. Negative findings on one or more of the three areas can cause denial of an application. Denial of one application results in the denial of all applications.

Income
  • Monthly household gross income must equal three (3) times the stated monthly rent. PPM must be able to verify all income sources and reserves the right to disqualify applicants for failure to prove income and/or supply adequate documentation.
  • You are required to supply reasonable, reliable, and legal documentation on all income in either of the following forms:
      Last two paycheck stubs.
      Recent tax returns or W2.
      Award letters (i.e. alimony, SSI, child support, new employment offer letter)
  • Self-employed individuals must be verified through State, or Federal tax returns.

Credit
  • The Solid Ground Property Management Group obtains a credit report for all applicants, and does not accept copies of credit reports from applicants, no exceptions. Good credit is required. Negative credit reports can be grounds for denial of an application.
  • Outstanding bad debts being reported on credit report of more than $100.00 but less than $1,000.00 may be accepted with proper explanation and proof.
  • After a bankruptcy has been discharged, applicant must show six (6) months of positive established credit.

Rental History or Property Ownership
  • The Solid Ground Property Management Group requires a minimum of two (2) years of rental history and/or proof of homeownership. Negative references can be grounds for denial of an application.
  • All references must be third party and verifiable.
  • The Solid Ground Property Management Group will make a reasonable attempt to contact references provided. PPM reserves the right to decline tenancy based on inability to contact reference provided.

Responsibility of Applicant
  • It is the responsibility of the applicant to inquire from PPM about any information on the application that they do not understand.
  • If notified, it is the responsibility of the applicant to accept the offer to rent by submitting a holding deposit.

Automatic Denials
  • Giving false information is automatic grounds for denial.
  • Three (3) or more 3-Day Notices within a 12 month period will result in denial.
  • Two (2) or more NSF checks within a 12 month period will result in denial.
  • Rental history reflecting any unpaid past due rent will result in denial.
  • Rental history reflecting any property damage or disturbance will result in denial.
  • Any collection filed by a property management company or landlord will result in denial.
  • Any applicant with unlawful detainer action or eviction within the past three (3) years will be denied.
  • If unable to verify the income necessary to pay rent, applicant will be denied.
  • Excessive collections will result in denial.
  • Outstanding debt to property management or landlord will result in denial.
  • Any applicant with a bankruptcy not shown as discharged will be denied until shown otherwise.

The Solid Ground Real Estate Group, Property Management Division, specializes in affordable full-service Property Management, and Property care in The Inland Empire, Counties of San Bernardino and Riverside. Full-service Property Management means, we efficiently manage the entire process including turnover, leasing, ongoing maintenance, and accounting for your property. We take great pride in our ability to meet and exceed expectations by providing the highest return possible for property owners while at the same time providing quality housing for our residents. Screening includes a complete credit check, a criminal background check, a verification of income, and a validation of rental history.

We manage a large number of properties including residential homes, townhouses, condominiums, cottages, and multi-unit properties.

Low Fees:
Our standard full service management fee for a single family home is 6.5% with a minimal of $110.00 per home. Compared to 8%-10% elsewhere with other companies.

Our standard Finder's Fee ranges from a minimum of $299.00 to a maximum $595.00, compared to a minimum of 40%(and often as high as 60%)of the first month's gross monthly lease income elsewhere.

Plus, we don't charge a Lease Renewal Fee, which can often be as high as 50% of one month's rental income every time your Tenant renews their lease. Our Fees are staight-forward with no gimmicks or hidden costs. We save you money when we can!!!

Full Service Management Include:
  • Provide Monthly & Year-End Accounting Statements ready for your CPA
  • Collection of rents

  • Type up legal rental leases and addendums

  • Schedule walkthroughs upon tenant move-out/move-in, tenant request, a heads-up call from a vendor or complaints from neighbors
  • Provide customer service to tenants and owners. Act as an intermediary.
  • Upon a tenant vacating, handle all details associated with move-out and maintenance to prepare for re-renting, return of security deposit within legal time frame, advertise and show property, screen applicants, approve and handle all legal paperwork associated with a new lease. Ensure a smooth move-in for tenant while minimizing vacancy and loss of income for owner.
  • Provide Market Analysis as conditions change or upon owner request

Current Tenants:
Rent
You can pay your rent, any other charges, and submit maintenance requests online via your Tenant Portal.
Rent is Due on the 1st of each month and is considered late after the 3rd of the month. If the 3rd falls on a weekend or holiday, you have until the next business day before the rent is considered late. Maintenance

There are few emergencies. Emergencies pertain to issues with fire, flood, uncontrollable water, backed up sewer, electrical problem endangering life, or the smell of gas. Issues with heat, air-conditioning, dishwasher, sprinklers, power outage etc. are not emergencies – though we recognize each of these issues as a priority and will remedy ASAP. For emergencies involving gas or immediate electrical danger, call gas or electric compamy, and if necessary 911.

Moving Out
If the time comes that you would like to give 30 Days’ Notice to Move, please either fill out a 30 Day Notice Form with all residents, or email assist@portolarentals.com who can navigate you through this process. From that point, you will receive a move out packet with all relevant information including a Cleaning Guide.
